How to Prepare Your Site for Metal Building Installation

A well-prepared, level site mitigates drainage issues, reduces structural stress, and minimizes installation delays. Here’s a comprehensive guide to getting your site ready for your new metal building in 2023.
Step 1: Choose the Optimal Location
Before you begin site preparation, select the ideal location on your property. Consider the following factors:
Access: Our delivery trucks require clear access to the installation site. Ensure there is a pathway that is at least 14 feet wide and has sufficient overhead clearance.
Drainage: Avoid low-lying areas where water tends to collect. Your building site should be graded to allow water to flow away from the structure in all directions.
Setbacks: Review local building codes for necessary setbacks from property lines, roadways, septic systems, and other structures.
Utilities: Identify the locations of underground water, sewer, gas, and electrical lines. Always call 811 (the national utility locator service) before any digging.
Sun and wind: Consider the prevailing wind direction (position doors on the leeward side when possible) and sun exposure (important for future solar panel installations or working in the building).
Step 2: Clear and Grade the Site
Remove all vegetation, rocks, stumps, and debris from the building footprint, plus at least 3 feet on all sides. Grade the site to ensure it is as level as possible. While our crews can handle minor variations, starting with a level foundation will yield the best results.
If your property has a slope, you may need to bring in fill dirt or excavate to create a level pad. For extensive grading, consider hiring a local excavation contractor, as they can typically prepare a residential site in a single day.
Step 3: Select Your Foundation Type
The appropriate foundation depends on your building type and intended use:
Concrete pad: This is the preferred choice for enclosed garages, workshops, and commercial buildings. A standard 4-inch slab is common for residential use, while a 6-inch reinforced slab is advisable for heavy equipment or vehicle lifts. Ensure the concrete is level within 3 inches across the entire pad.
Compacted gravel: A cost-effective option for carports, open storage, and some utility buildings. Utilize 4-6 inches of compacted crusher run or #57 stone over a leveled, compacted base.
Asphalt: If you have an existing asphalt surface that is in good condition, we can install directly on it with proper anchoring.
Existing concrete: We can anchor to existing concrete slabs as long as they are level, structurally sound, and meet minimum thickness requirements.
Step 4: Ensure Effective Drainage
Proper water management around your building is essential. Grade the surrounding area so that water flows away from the foundation, with a minimum slope of 1 inch per foot for the first 6 feet. If your site presents drainage challenges, consider installing a French drain or swale to redirect water before the building is erected.
Step 5: Plan for Utilities
If you intend to run electrical, plumbing, or HVAC systems to your building, now is the time to plan. Install conduits for electrical wiring in or under the slab before pouring concrete, as this is far easier and more cost-effective than cutting into finished concrete later. Consult with your electrician prior to pouring the foundation.
